Why Berkshire Chooses Us
Drainage Services Berkshire: Your Local Drainage Engineers
Precision Draincare Ltd provides drainage services across Berkshire for both homes and businesses. Our engineers clear blocked drains, carry out CCTV drain surveys, repair and reline damaged pipes, replace defective interceptor traps, restore slow surface water drainage and empty septic tanks. We cover all six Berkshire council areas: Reading, Slough, Windsor and Maidenhead, Bracknell Forest, Wokingham and West Berkshire.
Berkshire sits on some of the most varied ground and housing stock in southern England. Victorian terraces in Reading and Caversham still run on original clay pipework. Interwar and post-war estates in Tilehurst, Earley and Woodley are now 70 to 100 years old. The Bracknell New Town network is ageing, and the Thames and Kennet valleys bring high groundwater, mature willows and plenty of roots in search of water. Add busy business parks, trading estates, retail units and food outlets along the M4 and A4 corridors, and you get a county where drainage problems are constant and varied.
That is why we work as a single team for every kind of customer. A homeowner in Caversham with a slow-draining sink gets the same careful diagnosis as a facilities manager in Slough with a flooding car park. If you need blocked drains clearing tonight, a CCTV drain survey before you buy, or a planned programme under our commercial drainage services, one phone call to 07717 449094 starts the process.

Maintenance programmesDrainage Help for Every Type of Berkshire Customer
Different properties fail in different ways. We match the method to the building, the pipework and the risk.
Residential Drainage Berkshire
For homeowners, tenants and landlords we clear blocked toilets, sinks, baths and outside drains, trace recurring blockages with a camera and repair the cause rather than the symptom. Typical jobs include root intrusion in Victorian clay drains, collapsed joints under driveways, fat and wipe build-up in shared drains, and smells traced to failed gully traps.
We also provide pre-purchase drain surveys, landlord compliance inspections for lettings, septic tank emptying for rural homes, and no-dig relining that avoids digging up your garden.
- Blocked toilets, sinks, showers and outside drains
- Pre-purchase and landlord CCTV drain surveys
- Shared drain and boundary investigations
- Drain relining, patch repair and replacement
- Septic tank emptying and inspection
Commercial Drainage Berkshire
For businesses, drainage failure means lost trade, health and safety risk and potential environmental liability. We work with restaurants, retail units, hotels, offices, warehouses, schools, housing developers, managing agents and facilities teams across the county, and we plan work to keep your site trading wherever possible.
Our commercial capability includes a 32-tonne combination lorry for jetting and suction, confined space entry, interceptor trap replacement, surface water drainage repair, grease management, manhole programmes and planned maintenance contracts.
- Surface water drainage repair for car parks and yards
- Interceptor trap inspection and replacement
- Fat and grease blockage clearance for food outlets
- 32-tonne lorry jetting and suction
- Planned maintenance for business parks and estates
Slow Surface Drainage Resolved for a Commercial Client
A recent Berkshire commercial job, shown from the first inspection through to a free-flowing system.
Why Commercial Surface Water Drainage Slows Down
When rainwater lingers on a car park, service yard or access road, the drainage underneath is almost always compromised. On commercial sites across Berkshire the usual culprits are silt and leaf litter packing gullies and channel drains, debris and sediment building up in catchpits, displaced or cracked pipes, roots from boundary planting, and interceptors that have stopped passing flow freely. Left alone, slow surface drainage leads to standing water, slip hazards, damaged surfacing and complaints from customers and staff.
Our approach is diagnostic first. We survey the run with a CCTV camera to find exactly where flow is restricted, then clear it with high-pressure jetting and suction, and repair or replace the failed component. Where an interceptor is contributing to the problem, we deal with that at the same visit so you are not calling us back in a month. The result is a system that drains as designed and a written record of the work.
- CCTV survey to locate the exact restriction
- Jetting and suction of gullies, channels, catchpits and pipe runs
- Repair of cracked, displaced or collapsed surface water pipes
- Work planned around trading hours to limit disruption
- Written report for landlords, managing agents and insurers
Defective Interceptor Trap Replacement Across Berkshire
Interceptor traps do an unglamorous but important job. On commercial premises such as car parks, vehicle workshops, forecourts and wash bays, petrol and oil interceptors capture hydrocarbons so they do not reach surface water drains or watercourses. In older properties, a boundary interceptor trap sits in the drain run to hold back gases and pests. In both cases, when the trap cracks, silts solid, loses its seal or is installed badly, the symptoms are the same: slow drains, foul smells, backing up at the manhole and, on commercial sites, a pollution risk.
We inspect interceptors with a camera, jet and clear them, and replace those that have failed, restoring proper flow and protection. If you manage a site, we can add interceptors to a planned maintenance programme so they are checked and emptied regularly. Our recent Berkshire job to replace a defective interceptor trap is pictured here.
- Interceptor and separator inspection and CCTV assessment
- Emptying, jetting and cleaning of silted units
- Replacement of cracked, collapsed or faulty traps
- Commercial petrol and oil interceptor servicing
- Boundary interceptor trap investigation for older homes
CCTV Drain Survey Berkshire: Know What Is Under the Ground
A drain you cannot see is a drain you cannot trust. Our HD CCTV survey sends a camera through your drain and sewer runs and records everything: cracked and displaced joints, root intrusion, scale, fat deposits, collapsed sections, misconnections and standing water. You receive footage, photographs and a written report with defects graded, so decisions are based on evidence.
Berkshire buyers particularly benefit from a pre-purchase survey. Original clay drains in Victorian and interwar homes in Reading, Caversham and Tilehurst commonly show root damage and joint movement that a standard homebuyer survey cannot see. For commercial landlords and managing agents, a survey gives a baseline condition record before lease events, acquisitions or insurance renewals.
- Pre-purchase surveys for homebuyers and solicitors
- Landlord, tenancy and insurance inspections
- Commercial condition surveys and drain mapping
- Video footage and graded written report
- Available across every Berkshire postcode

Why Berkshire Drains Fail and What We Do About It
Ageing clay pipework. Much of Reading, Caversham, Newbury and Windsor was built before the Second World War with salt-glazed clay pipes and rigid mortar joints. Joints open as the ground moves, letting roots in and silt build up. Our CCTV surveys map every defect, and no-dig relining seals the pipe from within without digging up your property.
River valleys and groundwater. The Thames, Kennet and Loddon valleys run through the county. Higher water tables and alluvial soils put extra load on drainage, push groundwater into cracked pipes and can overwhelm soakaways during wet winters. Riverside areas such as Maidenhead, Windsor, Caversham and Henley see more infiltration and flooding risk than hillside streets.
Mature trees and roots. Willows, poplars, oaks and birches planted along streets, gardens and business park boundaries are a leading cause of drain collapse across Berkshire. We locate root intrusion with the camera, cut it out with high-pressure jetting and reline the damaged section so roots cannot return.
Food outlets and fat blockages. Reading, Slough, Maidenhead and Newbury have large restaurant, takeaway and pub trades. Fat, oil and grease cool and solidify in drains, causing repeated blockages and external flooding. Our commercial teams clear these with the 32-tonne lorry and set up regular jetting to stop the cycle.
Shared drains and boundaries. Since 2011 most shared drains and lateral drains outside the property boundary have been the responsibility of the water company, which across most of Berkshire is Thames Water. The pipes serving only your property inside the boundary are normally yours to maintain. A quick camera survey tells you where the problem sits so you know who to call.
Rural and private drainage. Villages across West Berkshire, the Thames Valley and the Bracknell Forest fringe often rely on septic tanks, treatment plants or soakaways. These need regular emptying and inspection, and the general binding rules for small sewage discharges affect how they must be run. We empty, inspect and advise.
